Market check: Comparing property prices across Turkey

This is a reliable expert statement and not a statistical research to give an Idea regarding house and apartment prices across the Turkish coastal resorts, excluding the lower valued secondary regions like the Mersin Anamur region and the eastern part of Turkey’s south coast after Alanya and the northern Aegean region from Izmir to Canakale.
It gives an idea how the prices compare in the different resorts and wether some area are increasing more than others?
Are prices cheaper on the Aegean coast than on the Med for example?
Where are the expensive and cheaper resorts to buy property?
A Market Check from Didim to Antalya
1 Didim
The bottom line without any doubt is the Didim region where the cheapest apartments are seen in the mavisehir district and with simililar valuation in yenihisar and marketplace district, with prices as low as 25 000 £ for 2 bed apartments.
Prefered residential districts of Didim are the calmer parts of Altinkum, followed by camlik, parlamenterler and third beach where the new Marina for 800 boats opened in june 2009 and on the other end of Didim the yesilkent district with its fabulous sandy beaches and the fantasy of a new planed golf course. prices start in this prefered districts at 45 000 £ and go up to 80 000 £ for luxury 2 bedroom apartments. Europeans can buy property everywhere in the Didim region.
2 Kusadasi
Kusadasi is generaly dearer than the 70 km south located Didim region with prices starting as low as 30 000£ for 2 bed apartments in the outer districts like Davutlar and on the highway to Soke followed by the Lady’s beach district pricewise at 45 to 65 k £ but reach their peak at 100 000 £ for top luxury apartments with sea views in the Marina district of Kusadasi
3 Akbuk
Akbuk is often recommended for value growth and had also a solid valuation in the last turbulences due to the credit crunch. 2 bed apartments are starting here at 45 000£ and go up to 75 k.
4 Alanya Side Manavgat
Alanya, Side, Manavgat, as prices are little higher than the regions mentioned before, it is also important to mention that the concepts of the developments in this area are different, with bigger developments more luxury appliances and prices varying between 45k £ up to 100k £ for 2 bed apartments.
5 Antalya, Kemer, Belek
Antalya, Kemer, Belek, the mega town Antalya with its posh boulevards and its fancy shopping malls is offering properties starting at as low as 35 000 £ as simple apartments in residential districts with less amenities but up to 150k £ for luxury 2 bed apartments in the region.
6 Fethiye
Fethiye and the picturesque village Gocek and Dalaman. with its impressive scenary and its overwhelming beauty has always been an upmarket place even the credit crunch hasn’t shake the market not even a bit here most desired locations are calis and hisaronu close to the blue lagune it is hard to get here good 2 bed apartments below 50 000 £ and the gocek region is even more expensive than Fethiye, only Dalaman offers more reasonable alternatives but with the disadvantage of a 15 km distance to the closest beach recommended regions in the Fethiye area are also yaniklar and ciftlik both very close to town center and nice beaches. If you prefer a rural region there is the kemer village where a lot of Europeans already live.
7 Bodrum
The Bodrum peninsula, reasonable apartments can be found in Gulluk starting at 55 K £ but consider here the distance of 50 km to the Bodrum town centre or in parts of Turgutreis starting at 60 K £, all other regions are much more expensive even very simple old apartmens for example in Gumbet start with 70 K £ for a 2 bed apartment where it is hard to find new developments. Recommendable regions are Yalikavak, Gundogan and Gumusluk where Europeans are able to buy without restrictions. Prices for good new build 2 bed apartments start here at 100 000 £ with sea views and for up to 20 000 less for apartments without sea views. Big parts of the south coast of the Bodrum peninsula are restricted for sales to foreigners while no restrictions exist on the north coast of the peninsula.
7 Kas Kalkan
Kas & Kalkan this impressive region is certainly the most expensive region in Turkey to consider a property your own you’ll have to transfer a 5 digit sum to the builder.

The main trend remains as in the latest market check, moderate increase in property prices for good properties in good locations are observed with strong demand in th 80 000 to 100 000 € price range.
